Guide to basic preventive maintenance of my vacation rental

The day you start up your vacation rental everything is nice and perfect, but of course, after a few guests it's normal for things to start showing signs of wear. Does this mean you have to resign yourself and let your home age? Of course not! It's time to get to work with preventive maintenance.

Prevention is better than cure

This old saying comes to us perfectly on this occasion. In all tourist apartments there may be small defects of no importance that, one good day, can become a serious breakdown that causes you problems with your guests or forces you to have the accommodation closed for a season while the repair is being done.It's clear that you don't want to go through this situation, so it's best to do regular maintenance to ensure that everything is in optimal condition.

Cleaning

Logically, after each guest leaves, it's time to clean the house. This involves removing sheets and towels, checking the fridge, dusting, cleaning the bathrooms, and leaving everything in perfect condition so that the next client finds it perfect. Don't forget that cleaning is one of the issues that are most valued by those who stay in tourist apartments. About twice a year, do a thorough cleaning and take the opportunity to identify those defects that are not so visible but are there and need to be solved.

Plumbing

A dripping tap or a stuck cistern are common faults. At least once a quarter, make sure that all the plumbing in the house is working properly. If you detect any fault, call the plumber as soon as possible and fix it. You will save yourself trouble and quite a bit of money.

Electrical system

If any light bulb fails, it's likely that your clients will inform you. However, after preparing the apartment for a new guest it's not a bad idea to check that the lighting system and the TV are working properly. If you offer Wi-Fi, check it too.

Painting and furniture

With so much coming and going, it's normal for the walls to be rubbed by suitcases and for the furniture to get damaged.Once a year, assess whether it's necessary to paint and whether you need to repair or even replace some furniture or fixtures in the house. Take advantage of the off-season for this type of task that may require having the property closed for a few days. However, if you detect that something in the apartment is in poor condition, remove it as soon as possible and consider whether you should replace it immediately or wait.
